A smash burger restaurant chain from Rancho Cordova is replacing Chando’s Cantina Zazon Del Mara in the K Street shopping district downtown.

Hot Bunz signed a lease last week to operate at 730 K St., according to Dave Herrera, the broker with Colliers Sacramento. The restaurant is famous for its gourmet-style burgers and burger-eating challenge.
Herrera said the shopping complex has “a lot of energy,” adding that the restaurant will accommodate an uptick in foot traffic because of the return-to-work order for state workers. This Hot Bunz location will fill a 5,730 square feet storefront in the Hardin business district across from Downtown Commons.
“It’s very unique to their other locations, and it’s very unique to downtown,” Herrera said. “I think it’ll be a destination.”
Chando’s Cantina Zazon Del Marhando closed in May 2026. Reporting from The Sacramento Bee found the restaurant closed due to failure to pay its rent or quit notice.
Hot Bunz does not consider itself “fast food,” writing online that it uses fresh ingredients like 100& grass-fed Zabiha Halal meat for its burgers. Halal refers to meat processed in alignment with Islamic dietary law.

“We combine the speed of fast food dining with the taste of handcrafted perfection,” read the restaurant’s website. “Each of our handcrafted smash burgers is pressed and seared to crispy-edged perfection, locking in juicy flavors and creating that irresistible smash-style crunch.”
Its most popular dishes include classic smash burger, jalapeño smash burger and its “Mac Attack” bowl, which is macaroni and cheese served alongside a pile of fries, smashed burger patty and the restaurant’s house sauce.
The restaurant has two locations in the Sacramento area: its inaugural restaurant in Rancho Cordova at 3084 Sunrise Blvd. and its Valley Hi/North Laguna eatery at 8251 Bruceville Road.
A specific opening date has yet to be determined, Herrera said. He estimates that, at the latest, the restaurant would open in 2027.
