California Gov. Gavin Newsom listed his large Northern California estate for $7.5 million this week. The property includes a resort-style swimming pool, a full-size tennis court, a private casita and a wine cellar capable of holding about 5,000 bottles.

The gated property near Sacramento sits on 8.2 acres and includes a roughly 12,663-square-foot residence designed in a Santa Barbara style, according to the property listing. And the secluded grounds offer sweeping views and landscaped outdoor spaces.
He listed the luxury estate, owned with First Partner Jennifer Siebel Newsom, on Monday, Aug. 24, 2026.
Newsom bought the seven-bedroom property for $3.7 million in 2018, The Sacramento Bee previously reported. The Newsoms have since moved with their four children from the Fair Oaks home to Marin County, just north of San Francisco.
The gated residence is at 7640 Tobia Way in Fair Oaks sits on 8.2 acres along the bluffs near the American River and includes a roughly 12,663-square-foot residence designed in a Santa Barbara style, according to the property listing. Other details include that the primary suite includes a large bathroom with two walk-in closets, dual showers, separate water closets and a soaking tub, while the outdoor amenities include a cold plunge and hot tub.

Newsom’s 2018 purchase price of $3.7 million remains the highest recorded home sale in Fair Oaks, according to Sacramento appraiser and housing market expert Ryan Lundquist.
“A handful of homes in the broader region have sold for more than $7 million in recent years, but the (Sacramento) region’s record is an $8.25 million sale in Loomis,” he said in an email.
In 2024, the Newsoms bought a $9.1 million estate in Kentfield, near San Francisco. That six-bedroom home sits on 0.89 acres and includes a guesthouse, swimming pool, spa and views of Mount Tamalpais.

Lundquist said the Kentfield purchase in November 2024 was an outlier for the area and ranked among its highest sales. In square footage and acreage, the move was technically a downsizing: The Newsoms went from more than 12,000 square feet on 8.2 acres in Fair Oaks to a roughly 5,609-square-foot home on about an acre in Marin County.
The home will strongly appeal to certain homebuyers at the top of the market, Lundquist said.
“Someone looking for a private estate with massive square footage and a huge lot size is going to be attracted to this home,” he said.
He added that the market will determine whether the governor’s Fair Oaks residence commands additional value — it could offer the buyer bragging rights. Homes priced above $5 million can take hundreds of days to sell, Lundquist said, although some go into contract within weeks.
“This is a unicorn property, and it’ll take a unicorn buyer,” Lundquist said.
Listing agent Matthew Hindy of Nick Sadek Sotheby’s International Realty declined to comment on the Fair Oaks listing on Monday other than to say the “it’s a beautiful and special property.”
