Sacramento’s popular Arden Fair mall is getting a new dining spot that serves up comforting dim sum.

Xin Tai Dumpling House is replacing the now closed Seasons 52. The restaurant is set to open in early 2027, according to a mall spokesman.
Nathan Spradlin, the mall’s marketing director, said the restaurant will serve a diverse menu of dim sum dishes, including soup dumplings, steamed buns and pot stickers. Xin Tai’s menu also includes stir-fry, tofu, seafood, and dessert dishes.
“We’re looking forward to bringing a new dining experience to Arden Fair, with a menu that invites guests to share dishes and try something new together,” Spradlin said. “ It will be a welcome addition for date nights and family outings, whether guests are pairing a meal with shopping or making the restaurant their destination.”

While the mall is expecting an early 2027 launch for the dumpling house, a specific opening date hasn’t been determined, Spradlin said.
Seasons 52, which was located in Arden Fair’s outdoor restaurant area, shut in May 2025. The restaurant closed due to “business conditions and distribution challenges in the area,” according to previous reports.
Xin Tai is one of the many new businesses in Arden Fair. In September, a new stationery store called Good Things Paperie opened on the mall’s first floor. Other recent business openings include Fabletics, Perfumania, Levi’s and Dick’s House of Sport.
